Application Proposals

The development proposes a mixed use scheme providing a total of approximately 99,000 m² (gross GIA) which comprises:

The scheme will deliver an ‘employment led’ redevelopment solution reflecting the long-standing objectives of strategic and local planning policy – in particular it will provide a significant quantum of high quality flexible business accommodation for B1 (a), B1 (b), and B1 (c) uses, again according with the aspirations of strategic and local policy.

The retention and refurbishment of the Grade II listed Gillette Building and its conversion to an appropriate new use is an integral part of the overall development of the site, thereby ensuring that the long-term heritage value of the site will be protected. The scheme will include the provision of a high quality hotel catering the new business floorspace and the wider Great West Road employment area realising the objectives of the Mayor’s Tourism Strategy for London.

  • The proposal will be purposely to designed to be well related to the future development aspirations for the BSkyB site (located to the north).
  • The scheme will realise the opportunity to provide a gateway development at the site which protects the rich heritage associated with Gillette’s long-term occupation at the site, but at the same time provides a modern development which meets current business needs.
  • Will attract investment and new employment opportunities into the area which will positively contribute to LB Hounslow’s long-term regeneration aspirations for the Brentford area.
  • Remove a number of Gillette’s purpose built (and largely unsympathetic) industrial/manufacturing buildings at the site and replace them with high-quality, well designed, efficient business space, capable of accommodating a range of uses.
  • Incorporate a number of sustainable measures into the design of all new buildings
  • Investigate the potential options to introduce a range of measures targeted at reducing energy consumption and carbon emissions – this will include the potential introduction of renewable energies.
  • Include a number of off-site works designed to improve existing pedestrian facilities in the vicinity of the site and contributions towards improving public transport facilities within the Borough.
  • Implement a Green Travel Plan and introduce other sustainable management measures targeted at reducing car-borne travel and promoting other forms of transport (particularly public transport).
  • Undertake substantial improvements to the urban landscape via the introduce new hard and soft landscaping and create a high quality development which dramatically enhances this important landmark site.
